Servicing Surveillance
Servicer reports and remittances are verified at a loan level including independent recalculation of ARM changes and modifications. We track default related milestones and dates to hold servicers accountable for their obligations.
Forensic Loan Reviews
We work directly with Trustees or Servicers to order and track copies of loan origination files. We are the industry leader in forensic loan reviews. Our systems and processes efficiently track the status of file reviews, document findings and report overall results.
Claim Remediation
Forensic loan review findings are compared with transaction document representations and warranties to determine breaches. We prepare and send Demand letters citing the specific breaches to appropriate counter parties. Counter party questions, rebuttals and settlements are negotiated by our claims remediation staff.
Default Liquidation Reviews
The details of each default liquidation are reviewed and recalculated including advances, expenses service fees, interest and MI benefits to identify any servicer exceptions. In addition, the overall default timeline is reviewed for the same purpose. We also ensure that liquidation proceeds are correct and remitted timely.
Servicer Claims and Collections
We prepare and send servicer demand letters for all identified default liquidation exceptions. The demand letters clearly define and document the exceptions. Servicer questions, rebuttals and collections are managed by seasoned loan servicing industry personnel knowledgeable in servicing best practices.
