CREDIT REPORT INQUIRIES FROM DIGITAL RISK
Why did Digital Risk pull my credit report?
Digital Risk conducts Quality Control audits on Residential Mortgage Loans.
This Quality Control function is defined by the Federal Housing Administration, VA,
Fannie Mae, Freddie Mac and other private investors. The act of pulling this
information is clearly defined in their policies and guidelines. It is also
defined in the policies and guidelines that a "third-party" firm (Digital Risk)
be allowed to complete these audits. We have a signed authorization from the borrower
giving the lender, its successors, or its agents (Digital Risk) the right to re-verify
anything in the original loan file, including the credit report. This new credit report
is compared to the original credit report in order to verify that the information used
to process the loan was accurate and was not altered during the approval process.
The Gramm-Leach-Bliley Act recognized this role when it gave us the right to this
information in the "permissible purpose," section 4: "For use to protect against or
prevent actual or potential fraud, unauthorized transactions, claims, or other liability."
Who is Digital Risk?
We are an outsourcing quality control company hired by your bank or mortgage company. We do audits for the banks and mortgage companies.
